The model allows for an import of an existing T12, Rent Roll, and Market Data that can be linked or referenced as needed.
The model also includes the most commonly used IRR Hurdle based Waterfall with Partnership/ Distributions. There are 2 Deal Summaries to be used for Presentations and Sharing with the bank of investors, the summaries contain all Investors would need to know about your project. Summaries are also designed to be able to copy and paste into a professional presentation. The Profit and Loss is presented by Year and by Month. Fully Automated Refinancing and Exit Strategy with Value Creation after the renovations with your selection of the year and cap rate. The Automated Capital Budget has a 3 Year automated worksheet to use for renovation management. The model assumes the capital funding occurs at closing with the purchase. The Deal Summaries include Exit Cap Sensitivity tables and IRR sensitivity tables with the option to change the hold period. The model includes a tool that looks at the asking price for the property, the exisitng NOI and future NOI that can be easily compared to market comps, to see if your purchase price makes sense. Both the Income and Expense section have ample room to enter all the details about your property.
